Hi, what Kevin is saying about compensation is 100% correct, but may be slightly different here if you request for discounted rent rather than receiving cash compensation directly. I also think the rules vary whether you collect other tenants rent or not. 

Talk to your broker about it to ensure what you propose to your landlord isn’t against their policies and following all the right disclosure requirements to your landlord and tenants.

@Natali Cobb House hacking is an ideal way to start. If you listened to a bunch of BP episodes, this is how MANY started. My suggestion: nothing beats going out and checking out properties in person, shoulder-to-shoulder with an experienced investor. The ad-hoc real-time guidance is invaluable. I am always out in the marketplace, so please reach out!

@Anish Tolia most real estate buy and hold investors are not taking advantage of policies you referenced like 1031 exchange which were to encourage more private investment with our own capital at risk. So yes, there’s advantages but they come with parallel risk that we were willing to take; not to mention all the additional benefits of community development with rehabs, etc ...Arguing that RE investors should balance against massive government overreach that will have devastating impacts to mostly smaller RE investors who don’t have hundreds of properties and equity is a reckless, not well-thought out argument. If you want to force an eviction freeze, fine. But also freeze all my obligation to the big banks who own my mortgages and municipalities that will be still banging down my door for taxes- but you know that isn’t going to happen. Wise up!!

@Colleen F. It’s painted with raggedy, peeling stair threads. So I am thinking repainting and new stair threads, and might fixture may be a good touch. Thinking about LVP for flooring as it may be a good for a heavy traffic area.

Anybody have some light renovation ideas for the common areas in a on-going duplex BRRR right now? I have the two units in very good condition but feel out of place leaving the common area, i.e hallways, staircase, outdated. I also know many tenants would not care as long as their unit was very nice.

Any tips on minor touch up to spruce it up with minimal spend ? I was thinking of some fresh paint on walls but not sure what to do with floors and stair cases.

@James Tedrow I think that anybody on this thread, who is actually a real estate investor, that votes for Joe Biden is purely doing so for ideological reasons. If you cannot understand that taking money away from RE investors to promote further investments (and improving communities) and giving it to the government who gives that $ to somebody else who is not producing, is not sound economic policy; it’s merely voter pandering.
