Well said Kent!  I look forward to hearing more about your journey and believe you'll find many of the resources you need here at BiggerPockets. I'm on a similar journey and admit to having held back for years and years.. not any more.  I spent too much time "planning" and even more time "learning" and still.. no movement.  Okay, that's not entirely true.. it's just been much slower than it could have been.  Even so, I firmly believe that we each work at our own pace and as long as we are on the path to financial freedom, it's a win.. the other path is way too crowded.  I want to help as many people as i can get there with me and so I'm becoming more and more active in this community to encourage and learn.

Nice post and to make a suggestion.. your lead (the title) tells everyone what you DON"T have and CAN"T do and I think you'd be better served to lead with your strengths instead.  They come out very well later in your post.. bring them out in front!  You have skills that others can leverage if they choose to work with you.. they may have the money and experience that you want to leverage so it's a win-win.

just a thought...

Good Luck to you James, we look forward to hearing more about your journey as you progress.  While I agree it's critical to be ready to jump on the opportunities that become available whether it is Single Family or Multi-Family, I also believe the only way to be ready is to have the commitment (which you do) and the confidence, which comes with understanding what you are getting into so...  Do keep your eye on how things work with both while using laser focus on one or the other. I suspect that no matter which avenue you choose, opportunities will come up for you and If an opportunity that is simply too good to pass up appears for you in the "other" track, then make sure to run it by experts in that field but do not hesitate to grab it WHEN you know it's right. Opportunities knock every day.. most of us fail to hear it or fear to grab it (and yes, I have been one of those for many years).

I am back in my original stomping grounds around Westwood, MA now and still do business in the Worcester area, primarily in my role at my wife's company. We do photography, floor plans and other marketing material for Real Estate Agents so I'm selective in my representation of clients.  Often the best thing I can do for them is match them with the best agent I know in their area of interest or, carefully craft a plan that allows me the time necessary to get the job done right. I've done the "stretched too thin" thing in the past and it does no one any good, especially my client who are relying on me to be on top of everything during a transaction. Obviously, when your busy with multiple roles in life, it's vital to be up front with clients about your availability.  Anything I can do to help advise you toward your goals, know that I'll do my best or put you in touch with people I know who can help.  I briefly read your goals and wish you all the best!  I'm still working out my 2017 goals and know that buying investments will be a part of it.  I'm considering the Worcester area.  Friends of mine in that area and I used to get together every week to play Cashflow.. maybe we'll start that up again in the new year, it was a blast!

The strategy you will completely learn about and USE is the one that will work. I've studied a variety of strategies and ended up not using any of them so if wholesaling is what you WANT to do, study up, find the answers and get going BUT education first.  KNOW the answers to the questions you just asked before you do anything.  Find what you LOVE and go for it.  I'm not in Ohio and not familiar with the laws there so I can't answer your questions.

Anyone Investing in Worcester these days? (that is on here and will admit it that is). I worked as an Agent in the Worcester market for years and still do business there although I'm further east now.

Brett,  I do hope you are doing well.  Choosing the right people to start out with in your Brokerage is critical.  I'm biased toward Keller Williams however, when I started I was being mentored by an agent who was quite honestly, not a very good fit for me and I thought it was me.. Keller Williams remained a good fit and I continued to make some bad choices about the people I trusted to mentor me more directly.  Know that the training you get to obtain the license has little to do with how to actually BE an agent. Your primary responsibility to yourself and your business is to learn how to lead generate while staying within your budget.  

I highly recommend the book that will guide you through getting started: The Millionaire Real Estate Agent.
