@Sean OToole Dropped the last sale date and it increased to 462.  So, it sounds like that may have been it.  Thanks, I appreciate the insight.

I know, another ListSource thread....  I searched, so if I missed it please just point me in the right direction.

I started building an absentee owner list for flips and rehabs using zip codes rather than the city in order to have more control on the numbers returned.  However, I have included almost all the zip codes in town and I'm only coming up with 200 leads.  My criteria is per http://buysellfixflip.com/using-listsource-com-bui... and is as follows: SFR / Last sale - 1900 to 2011 / BR 1 to 4 / max assessed value $1 to 227,000 (calculated per instructions) / Equity 30-100% / Excluded trusts.

What would you change to increase number of leads?  Or should I make another list targeting another group like late mortgages or something else?  I know 200 is not enough.  I don't want to get too far away geographically.

From what I read, you are printing and mailing your own postcards?  I assume also that you don't use envelopes and you're doing the stamps yourself?  Just a standard home printer?  

I ask because I had been thinking that it could be done much cheaper at home if you have the time to produce.  Are you still buying lists or using an old one?

I have been on here for about 10 months and need to take the next step. Looking for a good local REIA, but haven't been able to find one. I don't think that there is one in Corpus at this point.

Otherwise, I'm interested in finding a mentor with the local experience to help point me in the right direction.  I'm interested in buy and hold or wholesaling.  

Any info is greatly appreciated.

I love this strategy and I've read your post from beginning to end.  I don't want to side-track too much, but I'd be very interested to hear suggestions on how to get into GC/building front.  This doesn't seem to be covered a whole lot here as far as strategy goes.

I've wanted to work for myself for a long time and have been studying all the REI strategies and the one I really think I would enjoy would be the GC/building/flip path. However, I really don't have any professional experience. I have a lot of personal experience in doing my own rehab work in my own home, but that's the extent of it.

I've thought about trying to get on with a company as a manager of some sort in order to get my foot in the door.  How would you suggest someone gain experience if you're in a state that requires licensing, etc.?

I believe the tenant, but I'm guessing notification was via phone.  Good riddance I guess.

I just fired my PM, because I couldn't figure out what exactly I was paying him for.  That's not my problem though.  After getting rid of him and speaking with the current tenant, the tenant informed me that the screened in porch has been leaking when it rains and that he had informed the PM months ago.  The PM never relayed that little tidbit of info.  Now, it seems that the sheathing underneath is probably rotten and at the least the porch will need a new roof. 

I haven't called yet, but I'm wondering if this will be covered under our homeowner's policy.  Also, would you go after the PM for damages after failing to inform the property owner since he had the info?  How would you go about it?

It's not a large roof.  Probably 10x15 feet and I have a really good local handyman, but I'm pretty livid over this guy.  He's been completely worthless as a PM.
