Hey what's up sounds like you're searching for mls homes,  not going to find many opportunities through mls especially  now. I've been funneling leads for the last month trying to lock up some wholesale deals for cash buyers.  I'll shoot'em your way when I do.  Good luck you will find something!

@Brandon L. funny you should mention that, that is my exact plan and already signed up for key realty.  Ive always wanted to be an agent and im going to do it as a job choice and knowing the benifits ill have as an investor just gave me the extra push to do it! Thanks.

Thanks for the input and thats exactly what i started doing! Craigslist marketing and yellowletters! Sent out 150 going to start at 150 per week. But when he hit me with that question of whats the business name i just felt stuck. I have a name i want to use for sure but i do have to use it legally and that was my concern. As far as time constraints im not losing my job i was offered severance or part time until they reopen my postion or i relocate. Im going to stay part time ill still make a decent base pay and my wife makes more money then me and we were currently living at her mother house to save money wo were in a great situation. My time constraint comes more from not wanting to be sitting on my *** lol. 

@Bill Gulley im actually a market manager  and i know the fundamentals of business just fine. However my issue is that i run a business for others i never ran a business for myself therefore im confused on the legal aspects of things. And I know that a llc is not needed for wholesaling but it doesnt hurt to ask and have answers directed toward me. And yes i should have turned to a attorney vs biggerpockets, But i knew id get a fast response from people within the field if i posted here. 

I not once said i dont think i need to understand the business. so i dont know how you assume i dont care to understand the business, when  im posting a question to be more informed and understanding of the things im doing.

As for now i am learning via biggerpockets post and articles , forums, networking on biggerpockets ,books , legal websites, going to start attending meetings soon as well and getting my license this month so i can be a realtor by day for income. The rest ill learn in the process of things plus im a better learner when i experience things personally vs just reading etc.   If you have any suggestions on other things i should read up on and educate myself on please let me know id really like to educate on anything important in this industry :) also my only real concern right now other then obtaining a license is wholesaling and only wholesaling. brrrr buy and holds is my next longterm goal.

Again thanks everyone for posting  and trying to help guide me. 

It seems like everyone kindve agreed on not worrying about the llc stuff for now so i will focus strictly on marketing and obtaining my license for now. If things get messed up along the way and i screw up a deal i see it as a learning experience and an oppurtunity to grow and get better from my mistakes. However i will always seek help from those that can offer it here on the forums!! Happy new year everyone!

thank you everyone for all the help. I really really appreciate the education. I really want to do everything as professional as possible. And represent myself as a company i educated myself a bit on the dba and i think i will do a dba for now once things start flowing and things get riskier will do a llc!

hello b.p well heres the deal ive been learning and reading on here for 2 years slowly but surely becoming one of those that just read and never do anything to chase the dream! I loved the idea of flipping and wholesaling. after 2 leads  i got hunting from craigslist turned out to be tirekickers i gave up and fell off. 

Well fast forward 1.5 years to 2 weeks ago. i had a big Pre CES show SAMSUNG meeting with my district manager. Turns out right after CES  im getting laid off and taking a 3 month severance pay or becoming a part time employee until they can relocate me.... yea im not ok with neither. Just lost benefits and 50k a year. Sure i was depressed for 2 days but then i realized something i spent the last 2 years learning how to make money doing something i seriously like and i never want to go back to a day job again. Plus why make 50k in a year when its possible to make 50k in a good month!!! I instantly snapped and bought a 700lead mailing list (not much but a start) and posted multiple c.l ads. Now the lines have been blowing up and ive had multiple leads now! still no deal but im getting closer and closer and getting a lot better on the phone!!! 

I feel as though im applying everything i learned and waiting 2 years of educating myself through all of you was well worth the wait before jumping in. 

NOW PLEASE HELP ME NOT BREAK THE LAW. 

How do i represent myself? 

Ive read about llc and all that however i know as an wholeseller especially new i dont really have much to protect and this isnt much of a neccessity for me. 

But my concern is, is it ILLEGAL to give my self a company name for putting on business card purposes , flyers, yellowletters , bandit signs etc. 

Also when i send emails this name will be used on my gmail address as well. 

This became a concern for me because one of my strong leads and probably the closest thing i had to a deal yet asked me, "what is your business name and are you guys located in the las vegas area?". So i told him the name i have for my biz and its also the name for my gmail. i plan on putting on cards and such as well. 

My concern is if he looks up the name their is no llc or corp for that name. So by using a name and representing myself with that name am i breaking the law? When it comes to contract agreements i will not be putting business name but my personal information.

Again if i am breaking the law please stop me and correct me before the law does! 

Other then this issue i think im so far so good on my mission to completing my first deal.

thanks for the replies everyone. Well main reason i was curious was i found a lead in pahrump for a l single lot of land he recieved after being owed some money. The lot has 2 homes next to it. But thats it. According to his realtor hes asking under market value for it spoke with him direct and hes even asking obo for that. he just wants it off his hands. But i wouldnt know what to do with it. Nor care to own land in pahrump lol

done! And i tell them its a forum where you can network and educate on real estate and learn different ways to wealth.

Just making this post hoping i can mooch off of someone lol. Im seeking the most simple purchase contract i can use for wholesaling here in the las vegas nevada area. I have a basic assignment form but the only purchase agreements i have to use is like 4 pages long.  Id like to have a simple 1 page purchase agreement. Anyone willing to share? Or point me in the right direction.

Just wondering if anybody here buys just lots of land? If so what do you do with them? Just a random curious question because im in las vegas and always see lots of land for sale or vacant and was wondering what kind of investors chase lots.

I greatly appreciate all the responses !! You guys all gave me a solid answer! With that said. Im agreeing with most that it would have to be a bad idea. I wouldnt say entirely and i know its something ill consider in small decemt areas but in the future. For my first rental purchase i want a property that can guarantee cash flow without high turnover. Id sacrifice some money for less headache and almost guaranteed checks anyday! But rentals are my long term goal anyways

As for a first rehab im going to stack some money and find a better deal and aim for a HML to fund the rest. im starting a wholesale direct mail marketing campaign locally in vegas and hope to close some assignments to add funds to chase that first rehab. I just purchased a solid leads list with 500 properties going to hit them twice a month. Time to grind!!
