Hi BP Family, It's time for the 80's composite siding to come down. It is a 2 story in Southern Calif stucco on the bottom composite on top. Hardie boards are not being considered, too heavy of a cement-like board, There are past foundation slab issues also I am on dirt that wasn't graded right by contractors when it was built, also clay dirt. I do not want real wood. I want a good long-term fix, low or no termite concern. I found out I have termites and will be doing a complete roof tear-off also and plan to take all the siding off and it will definitely need a new rewrap I'm sure. I have looked at something called azek siding.... just starting to look and welcome any feedback. Another question? Who should be going first, the siding person or roofer for the area where the shingles and siding butt up against each other on the second-floor roof landing. It's like which came first the chicken or the egg scenario...Any suggestions welcomed and private message me please if you have any L.A. siding contractor suggestions. Thanks for reading this and your feedback.

Also, if there's extensive damage under the eaves and soffits and the roofer is not wanting to do that part, any suggestions......should I get a carpenter.

Hi BP's friends... Please give me your input on your shingle company preference and why? were there any problems, what would you remember to do or consider with your next roof purchase...any input is welcomed...I live in Southern Calif and this will be my primary residence project.

Thanks, everyone for your input...I will start by going to some roofing supply stores and getting some referrals from the employees. 

Hi to all, will try to make this simple...I need a roof or 2 before the '2021 year ends. On the lot, there is a 2 story single-family 2100sf for roof area( very, very rough estimate)  and a 1story duplex (it's shaped like an L ) 2900sf for roof area, very, very rough estimate.

Both roofs are tear-off condition. There is serious fascia and soffit replacement issues throughout on both, with water damage and a couple of leaks last year. I have to, have to, do the Single-family this year, might try to do both but it would be a challenge. The property is in the Los Angeles area.

I will try to ask the right questions for any input, and any advice or suggestions are welcome...

1st how many squares am I looking at per building with the included extra squares...2nd what price per roof am I possibly looking at....3rd  what price per roof for all expected material....4th what possible price per roof for labor....I am leaning toward GAF timberline reflective plus.....

Once again any input is welcomed and I thank you just for reading this...

What should an appraisal cost???  for a triplex consisting of a 2 story sfr,  and duplex in back with 2bedroom, 2 bath w garage      LAX /South Bay area ....thanks for any input
