My rental property is in NJ and in the rental market.  A prospective tenant reached out asking if I take the SOTA voucher to pay the rent for the entire year and pay any other fees upfront.  Doing a quick google search, I found out that it seems to be a form of an assisted living program.

My questions are:

1) Have you had a tenant that used this program to pay the rent?

2) Is it one check that you get before the tenant moves in for the entire year's rent?

3) Did you have any landlord/tenant problems?

4) Did you add the security deposit in the year rental cost?

How do I find out what HOA cover? For example, do the HOA complete Radon tests on a multiyear basis? Or does the HOA do electrical and plumbing renovation after x amount of years?

A general question I have is, how do I know what upgrades are required for my rental property in order for it to get rented? For example, my real estate agent told me that I should remove the green carpet from the living room and the second room.  And in place of that install laminated wood flooring.  Also, in the future put granite countertop in the kitchen.

So how do I know what's required to upgrade and what isn't in order to rent the rental property?

Hi Everyone,

My name is Ripple Shah and I'm in the process of buying my first rental property.  I'm 36 years old and have been working in Finance IT for the past 12 years.  I have been getting guidance from a family friend whose also a real estate agent on buying rental properties.  As I need more knowledge about investing in real estate properties, I've started reading Brandon Turner's book: The Book on Rental Property Investing: How to Create Wealth and Passive Income Through Smart Buy & Hold Real Estate Investing.  And that's also how I came across the BiggerPockets website.
