With 100k, would you rather buy a property cash and work the BRRRR on it.

Or would you rather finance 2 100k properties with 15% down(investment rate). And use the remaining 50k or so to rehab them both and still do the BRRRR method. Then pull out money from both?

Why is one option better than the other? I feel like using more leverage and OPM you also have less risk and opportunity to make more.

Your thoughts and opinions are greatly appreciated!

@Nathan Gruetzmacher that is definitely idea! Being a lender, is it possible to do a heloc on that investment property? That would be a sweet move as well. I like the idea of an appraisal waiver as well, it would definitely speed up the process! I told myself that I would never sale so these new options definitely sound appealing.

@Joe S. So I'm reading this book right now. I just posted this.

But I have a few ways I'm thinking of financing. I can either pullout from my current Equity in CA (refer to post). Or I can use my partners cash, he's looking to Invest 150k. Or another option is to borrow money on a interest only loan, use OPM to invest and use my partners money to pay for Interest payment OPM until I can refinance and pay off loan and do it over and over...essentially BRRRR.

What would you recommend?

I'm reading David Green's book on out of state Investing and the section on ROE just blew my mind.

My first property in California has a mortgage of 130,000 and with the market being so high right now, properties comparable to mine are selling for 300,000.

What would you do? It cashflows 1000 currently. Would you hold it? My goal is buy and hold for cashflow

Or would you take that equity to another market? Like maybe Texas, Florida, Indianapolis, or Columbus Ohio? And increase your cashflow even more by putting down 25% on 5 or 6 houses.

If you would? Which market would you invest in and why?

@Anthony Angotti I agree 100 percent with your answer! I see that you are in Pittsburgh, any good neighborhoods you suggest for small multi that cashflow?

@Greg H. Your absolutely right! It's been hard to narrow it down but I know I want to buy in San Antonio just because the prices are lower there. I would like to know which neighborhoods to invest In withing the cities of Copperas cove, Killeen, Waco, Harker heights and Corpus Christi. Any suggestions?

I narrowed down my out of state investing search! I'm in CA and now going to invest in Texas! I'm looking to BRRRR and my main goal is cash flow! I currently have 9 doors in CA.

You have 150k in cash. You want to invest in single family or small 1-4 multifamily homes that cashflow. Cashflow is your main goal, long term.

Which specific market would you invest in and why?
