You're on the right track in regards to an LLC simplifying it for you and your partners. But, when it comes to obtaining financing as an LLC the lender will probably need to see at least 6 months of business revenue to run it as a business loan. Might be best to obtain financing and close on the property, then sign the property over to the LLC.

I'd recommend talking to a CPA in addition to the lender!
