Does anyone know if you need a real estate license to be a vacation rental property manager in California? I know you do for long-term rentals, but do you for short term?

Also if your state has any rules let me know, thanks!

I keep 6 months burn in the savings and then I always keep two to three months in the operating. Yes, I use the account for month-to-month expenses. It's all personal preference but for me, once the operating gets higher than 3 months I "distribute" the excess to my personal bank account.

The 6 months in the savings is in case we have vacancies and for repairs.

Hey Evan, I have a RE operating and savings account. Thats all you need. Unless the property is in partnership and you should set up a separate checking and savings for that entity.
