@Nick Giulioni does the lender have any say in this? My HML said I needed to be present but I am not sure why. Makes no sense.

I am closing on a property in PA and I am in NJ 2+ hours away. Can a closing be done remotely? Do I pick a title company near me?

@Andrew Syrios yes the question was more for the refi appraisal. There are no comps in the area and so I wasn't sure if the appraiser would look at singles. If they do I would hope they realize with my property being a multi that I have two kitchens etc and therefore should appraise higher but I dont have much hope.

@Yannik Cudjoe-Virgil i would hope to get a boost from it being a duplex. Two sets of mechanical, two kitchens, etc.

I am buying  a duplex in an area that does not have alot of duplex's. How are comps completed? Will they look at single fams? or just go back further than a year to find comps? worried that prices were high back then but not as high as they are now.

Anyone know of a lender that can lend in Luzerne County and is able to help with the delayed financing exemption to refi a multi?

I am trying to get my ducks in a row in the WB area. I planned on buying cash, putting my rehab on the closing disclosure and than financing into a long term mortgage without having to season and get all my cash back out including rehab. I can't seem to find a bank willing to do this.

i am looking at a few properties in luzerne county and wanted to see when the owner bought the property and that type of info. Does PA have a site like NJACTB that nj has?

I am under contract for my first property. It needs a light rehab but should be a solid BRRRR.

My question is, how nervous were you for your first property? How did you over come it?

If you weren’t nervous than what were you feeling?
