looking for opinions on the Kingston NY rental market. I’ve spoken to a few people but wanted to see what everyone else thought. Originally I was intrigued by the PA-Allentown market but Kingston has a nice feel to it and wanted to see what the consensus was.

Also if you have any good connections/ people you can share that would be great. 

1) realtor 

2) property manager

3) contractors

Post: New income for DTI- need clarification

I recently got a new job that has allowed me to get below the DTI threshold. My question is does the new income level need to appear on a tax return or will paystubs and maybe a offer letter suffice?

can everyone share a list of the due diligence they do once an offer has been accepted? (i.e request bank stmts to verify rent rolls)

@Filipe Pereira Thanks for your response. I will absolutely sit down with him and go over these scenarios. 

My biggest angst is not getting started BUT I also want to make sure I get started without putting myself in a position I will regret down the road.

My friend and I are considering forming a partnership to begin buying MFH buy and hold.

He has the cash and I have the credit (He isn't bankable, he just finished grad school and is looking for a job. The cash is from an inheritance). Most likely the MFH would be under my name with a legal partnership agreement put in place stating that he is entitled to 50% of everything in the property including the debt.

Without this partnership I would have to wait at least another year or so to make a purchase. 

So my question is to all of those who have invested in RE with a partner, what is the good and the bad of a partnership? Anything I should consider?

Anyone have any good recommendations on property managers in either East Stroudsburg or Allentown? I am looking at reviews online and I am not very confident in any of them.

I am curious how seasoned investors use craigslist? If at all?

I think craigslist may be a good source to find some off market deals but I wanted to see what more experienced professionals think.

Any pros or cons to either? I am not sure if one has the upper hand on the other area.
