Thanks for the information, I will definitely look into these leads. Unfortunately @Andrew Syrios my current work schedule will not allow me to attend the REIA meetings, but I will have to do some research and find other ways to rub elbows with local investors.

Not sure if this is the right place to post this (newbie). I called on a FSBO and talked to a gentlemen who was open and motivated. He and his wife are going through a bad divorce. They have to sell the house (ugly house in great neighborhood) and the price is good. The house needs work and mentioned that banks will not loan on the house until the roof gets fixed. They are not willing to put any money in the house. He says his wife is being very difficult and they now have an attorney involved. They are not in foreclosure and they owe little on the house and the house is vacant.

Sounds like if I can get the wife on board I could really have a great deal on my hands. Has anyone in BP had this situation and what approach did you take to get the deal done?

Thanks @Joseph Brandner , I will note those in my little black book. Were they investor friendly or did you have to jump through hoops?

I'm in the Northern Kentucky area looking for direction on how to build my team (resources). Is there anyone in the BP community in my area that knows of some investor friendly closing agents. 

I'm also interested to know the qualities and questions the rest of you ask or look for when building your team (closing agents, real estate attorney, real estate agents etc.)

Thanks for the welcome everyone! @Darrin Carey Dayton is not far away and Mondays are a better fit for me. I may visit, what time do the meetings start? @Shawn Holsapple I have read a couple but it looks like a good list so I will start reading, thanks for the suggestions.

Shahira, it is good to see another one from the Bluegrass state! Congratulations on the new baby, I have 5 children myself. They keep me sharp (and frustrated...haha).

I guess it is a small world after all Cameron. Maybe after I get my feet on the ground we could work together or bounce some ideas off each other. I look forward to all the probabilities!

Thanks for the welcome James! I used to be a conductor many years ago and have moved on to be a Yardmaster. Basically, I am in control of the train movement through the Cincinnati terminal for the company I work for. The railroad has an economy inside itself that not many people are aware of and it is interesting but also very demanding. The railroad has been good to myself and my family but now I am interested in moving on if I can.

Hello, my name is Raymond Williamson (Ray) and I am from the Tri-State area encompassing Cincinnati, Northern Kentucky and Southern Indiana which will be my area of focus. I currently work for the railroad and am looking for a medium to help me get off this rat race. I live in Hebron Kentucky and I am interested in wholesaling and holding long term for passive income. If the right deal comes by I would even consider to do a flip (just because it would be fun and a good learning experience).

The whole world of creative real estate investing has caught my attention and I can't wait to learn more about and use it. I am a sponge for new information and love to learn so I turn to the BP world for help. 

I would love to join my local REIA but am unable too on account my work schedule doesn't allow. On the evenings they meet I have to work. I guess that means that I will be turning to you guys and gals for all my support (thanks in advance). By the way, if there are any investors in my area I would love to connect.
