Need advice on how to move forward on this opportunity.

Not sure if this is the right place to post this (newbie). I called on a FSBO and talked to a gentlemen who was open and motivated. He and his wife are going through a bad divorce. They have to sell the house (ugly house in great neighborhood) and the price is good. The house needs work and mentioned that banks will not loan on the house until the roof gets fixed. They are not willing to put any money in the house. He says his wife is being very difficult and they now have an attorney involved. They are not in foreclosure and they owe little on the house and the house is vacant.

Sounds like if I can get the wife on board I could really have a great deal on my hands. Has anyone in BP had this situation and what approach did you take to get the deal done?
