@Sam Leon I am actually having a similar issue on one of my units in the building facing south. 2/1 but no dogs. They have been complaining about the electric bill exceeding $200 a month. They were leaving the unit on 24/7 set somewhere between 72-74 degrees. Than they started shutting the unit off completely when they were not home thinking that would lower the bill which is making the unit work much harder when it turns on. I was able to convince them to raise the temperature up to 79 when no one was home at keep it around 76 when they are home. Will see what happens with their next bill. The unit is an older 2 ton unit from the year 2000.

Hi Nat. Although I have never purchased any condos from the Miami Dade Real Foreclose site I have purchased SFRs. In all of the condos I have researched (hundreds maybe close to a thousand) over the years, I have not once seen or heard of a condo going into foreclosure where the HOA dues would be current. You have to expect an HOA lien at this point.

@Ricardo Salter I have not but I am pretty sure others have. I have seen their name come up a few times in the forum.

I heard Independent Title of Ft Lauderdale is investor friendly and can do them.

Looks great! How long did it take to get rented? 

Also, how did you find the foreign investor who was willing to put up the money for the renovations?
