When the state was in trouble before the current governor was elected there is definetly going to be a problem in the forseeable future. When the rich leave they take their money and their jobs and when a democrat governer who ran his entire campaign on raising taxes there will eventually be no one left to tax. Not great when you own multi families and office space like I do. I can tell from your sarcasm this is a bit above your head. Thanks for your time though it was appreciated! Keep investing here I’d love to buy your properties in short sale!

I’m finding trailers and apartments in the 25-90k range. Are they worthwhile Imvestments? Is there a stigma against people renting trailers? Any advice would be appreciated.

Hi guys, I think I found a pretty good property in central jersey. It’s 16 units mixed with some studios and the rest are 2 bed 1 bath (I believe) I have an office building now that I’m looking to get out of and that’s how I’ll be putting the down payment on this property. They’re asking 2.5 and we can get into financials if anyone’s interested but my problem is that it’s section 8 and even after all the reading I’ve done on it I still don’t feel comfortable and the verbiage they use makes it pretty hard to understand. Does anyone have any insight or tips, basically any advice! Thanks.

Is anywhere in New Jersey worth investing in anymore? With Phil Murphy introducing new taxes within 6 months of being in office and the mass exodus happening Id like to reinvest here but I might have to take my money and run. Any suggestions or thoughts? I’d like to sell my office building and start buying section 8 but there’s section 8 everywhere.

if a bubble were to come within the next year or two (signs are showing this is happening) will multi family be affected at all? will prices for rentals go up? will there be appreciation for bigger rental buildings or will they depreciate as well with the SFH?

I'm looking to get in the florida market and like the title suggests I'm looking for bigger buildings and more units. most of the time you either get cash flow or appreciation but I seldom see both. If anyone's familiar with florida markets (current investors, realtors ect.) feel free to chime in. I like south west Tampa towards st Pete and a few other areas I'm just not too familiar with florida but new Jersey taxes are killing me.
