local bank much better as can build relationship and get loans

Independent bank had a free business checking acciunt

Does anyone have any contacts with some of the Asian banks that you see in Bellaire/Chinatown and has anyone used them for real estate financing before?  One of my friends from another city mentioned that he had a lot of success with these types of banks since they can be more flexible with certain types of requirements.

Good to hear that Dallas and rest of state other than West Texas not that affected by the oil rout.  I am a bit pleasantly surprised by this - I would've thought there would be a bit of a ripple through the whole state.

 But if the banks stop lending again, it will take cash. I don't think that many individual investors are loaded up at this point in the cycle.  

 Others don't have liquidity really would it an even better opportunity to buy.  I am completely out of the stock market now due to correlation with oil and am going to set up credit lines everywhere I can in advance, including more esoteric things like credit lines secured by the cash values in my life insurance policies.

 I would say not yet.   It will come, but busts can last for quite a while.  See 1980s texas and Oklahoma for evidence of that.  

 I agree w/ Cal.  Although we are seeing a slowdown in the market, I think you will see it dip more before it comes back. 

 Totally agree with this. Macro trends and cycles tend to last longer than a year and a half.

To supplement this - the correlations among stock market (dragged down in partt due to oil and gas debt repayment issues), my job income servicing oil and gas companies and the local housing market have a potential to be a triple whammy but also a real opportunity to buy cheap.

I'm in Houston and work as an attorney with only energy clients and my business has been severely impacted.  I've also seen the real estate market locally cool over the past 6 months and the trend is down.

How are things going in Dallas, Austin, San Antonio, etc.?
