Trustmark is a pretty big bank. Did they give you the lower rate or the higher rate?

I got 3.5% fix for 20 yr at one bank; 4.75% fix for 20yr at another with 30% down payment. I don't have the cost estimation and the detailed terms yet. They asked for more personal information, like filling application. And I am reluctant to send in applications at each bank that I want to quote.  One of them is Trustmark NP - is it a legitimate bank or lender?

What were the terms of the two banks you got?  I have found local/community/regional to be highly variable in terms.

Yeah you could buy it back and release your loan for instance. I would draft the documents like that for my client if that is what they wanted to do.

You mean like get a deed in lieu so that don't have to pay you back on your loan/or you forgive the loan and they give you the house back?
