With multifamily, just be cognizant of where it actually exists. The Virginia side of the border only has a few that sell every year. Most of the multifamily that exists is in DC proper, typically in Trinidad, Kingman Park, Capitol Hill, Anacostia, Deanwood, Shaw, Columbia Heights. 

A number get mislisted in the MLS accidently as single family homes. I just combed through the data the other day and identified 28 current listings in the single family section of the MLS that are in fact multifamilies.

Hey everyone! My name is Ricky and I am a recent graduate from UVA. I'm new to Bigger Pockets/RE and have been reading through the UBG to get started.
