Post: Gaining Leverage

Hey BP Nation,

I have a marking system in which I participate in door knocking to find leads and potential deals. I like to door knock because it gets me out and face to face with potential sellers while getting a good look at all the different neighborhoods. However, I recently came across a deal where I had a chance to acquire a piece of property but after running the numbers I needed to get the seller down just a little more on their asking price. When I proceeded to ask a series of questions in order to gain more information that I could use to try and talk them down on the asking price I came to a quick realization that I had lost all leverage in the deal once I asked "Why are you selling this Property?" The seller repealed with a statement I was not expecting and I had know idea how to handle. The Seller said "Because you came to me." At that moment I realized that any leverage I had was now lost and he could careless if he sold the property or not. What I was hoping by posting this little story is advise on how to gain leverage back from a situation like this and also any other forms of marketing techniques that you may be willing to share. Any uncommon forms of marketing that leads to potential real estate investments (Not the common marking strategies i.e. email lists, bandit signs, mailing lists, etc.) that allows you to keep the upper hand and doesn't make it look like you are coming to them to buy but rather makes it look like they need you because they have to sell. Jerry W, I couldn't of asked for more so thank you for that. I am going to have to continue my research of Wyoming and do my far share of digging on all that you mentioned. If there is ever any kind of advise that I can give on the market down here in Colorado feel free to ask its the lease I can do.

Steven Butala, Thank you so much for the encouragement! I think its great what you do with Land Academy and going to do some more homework on rural land, but, hopefully you will see me more often through that teaching program.

Hey Cheryl Packham, I am currently a member of my local REIA which is ICOR (Investment Community of the Rockies) and have been networking and marketing at these local event and I actually have been introduced to a few people that are from Wyoming that are also members of ICOR. I have heard that REIA's are uncommon up in Wyoming, is that true? What REI meetings do you attend? What makes doing market research in Wyoming more difficult than other states? What kind of advise would you give to someone that is trying to do market research in Cheyenne? I appreciate your time that you have gave to this post and hope all is well in your neck of the woods.

Joseph Neary, first off I want to thank you for your service in the USAF. Secondly, congratulations on renting out your first SFR. Are you managing the property yourself? Did you do any improvements to the house before putting it up on the market to rent? How many days did it take to rent out once you put it up on the market? If you don't mind answering this question, how did you find the property? Also, message me if you are serious about forming relationships. I am planning on coming up and scouting out Cheyenne for a few days. Thank you for your comment to my post.

Jerry W., I appreciate the advice, especially coming from a resident and investor that deals personally in Wyoming. However, can you elaborate to why you think the market is going to get hammered within the next 5 years? While analyzing the market particularly in the Cheyenne and Laramie area I have noticed that SFR would most likely be my main investment that I would aim to acquire. What kind of properties do you yourself seem to be more attracted to up there in Wyoming?

I am a huge fan and am completely shocked that you took the time to respond to my “New Member Post” so thank you! I Listened to your podcast on BiggerPockets and the advice you gave on both travel hacking and live in flips shined light on my particular situation in life right now so that was greatly appreciated. I am currently dealing with this tough market you speak of and have been wanting to start seeking opportunities in different markets while still enjoying all the nice amenities Colorado has to offer. I am currently looking at the market in Atlanta, Tulsa, Knoxville, and right up the road from me in Wyoming. Analyzing a market is easier said than done but it is possible from miles away. I am currently in the hunt for rentals that bring in month to month cash flow and have potential for long term passive income. How is the market treating a seasoned investor such as yourself? Are you interested in investing in markets outside of Colorado? if so, what markets?  What is life like at BP? Thank You again for your interest in my post!
