@Joseph M. I have put real estate investing on pause recently due to my wife and I now have a newborn baby :)  However, the last time I was at the San Bernardino auction.com's auctions, they were during the summer months, I can honestly say they were slim pickings for investors to make a profit.  For the majority of the bids, they all ended with just about retail price.  I even teamed up with my bro-in-law to pool our finances together in hopes to land a deal.  None of the bids made sense to us to go after :(

That's awful, Trevor....did they vandalize or break anything?  My brother in law has had this happen before...he put in new copper piping and the thieves cut them out and took 'em...hvac unit, took that too....

The best deterrent is for you to camp there.  But like other members' comments above, they're are all great ideas.  Also, you can get a wireless motion sensor security cam/monitor with phone app. and that you can actually talk into it.  But I do think that requires internet connection....who knows, maybe it is worth it to have that set up given the possible damage these vandals could do to your newly fixed up property.

@Stephen Barton Awesome job, you earned every penny of that deal.  I really enjoyed reading your style of writing, very informative and very entertaining.  The pros/cons help me as a newbie to learn the pros and cons :)  Once again, congrats on your hard earned, long awaited success.

Some people cant afford to buy homes so they rent, this adds more demand.

Oh i just saw this thread, excellent work Shawn.  The rehab and upgrades you are doing no doubt are adding huge value to the property for sure.  Can't wait to see it when it's all done.

I just saw an youtube video of JW Warr on notes investment.  It sounded good but I had to do my research, and from my research, one of the links brought me here.  It's very reassuring to see BP has a thread on it.  I really appreciate the comments and opinions this community provide.

In general, when one does his research of due diligence on something like this or on a private lender, I suppose we run a research online (BP, news articles, reviews, BBB, business license, customer references, company history...)  What other things could one check to raise the information intelligence which in turn reduces the risk?

Way to pick yourself up.  I can see you look at the glass of water as half full.  You already have an awesome catchy name and a great team in place, and it seems like you are very enthusiastic on your new venture.  I believe as long as you enjoy doing what you do, happiness and wealth will follow.  

BTW, have you seen "The Secret"?  It talks about the law of attraction, when you put your mind to something and think positive thoughts, sending out that energy to the universe and the universe will align that energy to help achieve your goals.  There are a few youtube videos of Oprah talking about it as well.  It's an interesting documentary to watch.  If you believe, it will work for you.
