actually, on second though- sue the seller ASAP- and have the accounts frozen. They were supposed to deliver the house vacant. They breached the contract.

is this eviction? Sounds like tresspass. House was sold empty, they moved out, now they "moved back in".

You went in for a buy, but you were not pre approved for a mortgage.

You are not a veteran, because you are still on active duty.

Appraisal, inspections, attorney fees, are always out of pocket, regardless of your mtg approval.

You can get a regular loan- depends on how much. You do not have to disclose that you were leaving the army. 

You could always have a change of heart and stay in the army- there is no requirement that you stay after you begin your mortgage.  Just like there is no requirement for any of use to stay in our current employment. Maybe you'd change your mind because you really want a house for your kids, so you are willing to do another tour. 

Spouse may qualify for VA loan, but generally shouldn't have changed his bank loan opportunity, as those are generally filed jointly.

Generally PD application, or rather loan qualification based upon PD application is only after you are sworn in, and not any step before it.

You will have to prove to the bank that you will have continued income to pay off the debt. If not, you can always try the more costly no credit/credit check point option, or pay a larger down payment to satisfy the bank. These are questions you have to negotiate with your loan officer.

Don't forget your own credit union. They will often give loans where a normal bank will not.

Not too much experience, but the little I had was always through an agent. They have some "in" with the bank (the listing agent)

As long as there isn't another leans against him, find a extended stay america, offer to pay for a month of that, and a month of storage, have the title/mortgage reassigned to you. This may take a few thousand in legal/bank/town fees, including title insurance, etc. The trick is how much he wants out of the deal. In essence, he's selling the house to somebody, but just really fast.

Any future leans can't be put on the house at that point because he no longer owns it.

You will have to back pay the 5 months of mortgage (which shouldn't be much- less than 5k, assuming 20/80) would keep you front defaulting on the loan, at which point if you can rent (steady cash flow, above mtg payments) or sell. 

There was some talk about anti forclosure on VA's , I didn't pay too much attention to it however.

Do you have a Dept of Buildings  down there? Usually an architect or good contractor knows as well. I know that that would not be legal where I am, for a variety of reasons, not even for the 5% fresh air, nor the above ground feet, nor the fact its not on the CO). Rec room, home office, man cave, etc are all better (though necessarily compliant). But Im sure rules are different over there!

Hello! I see you are from elmhurst. Elmhurst used to be great for investing, but has become quite a bit overpriced. I kinda gave up on a lot of areas just north of NYC as their taxes were not favorable to their rent roll, but I know there is some other people on here which is more their focus.

didn't your partner want a super quiet place too? Or is this someone else? Because if you have those issues... it won't be quiet!

cost prohibition to do a whole house in actual bullet resistant material. 1/4in armor hard plate will do. Figure about 100 to 150 a sq ft. will Dont forget the windows. Those are the most expensive pieces.

There is a reason why even rich people do safe rooms, not safe hhouses. 

You could live in the basement. Natural bullet resistance!

I'd remove the subfloor, depending on the size of the room. By the time you put on the kiltz, it will cost similar to 3/4". You can probably see where the stains are anyways, if not get a UV light. The right way to do it is 3/4in tongue and groove. You can get by without it, but will possibly have more deflection on the butt joint. You can also get a router bit that will cut a tongue and groove or just lap over the joists.  And please don't use drywall screws! 

If the room is empty, I can get 3 sheets out and new one in in about an hr. 

This is probably why I make a bad flipper. I can't stand covering up the problem, and it weighs on my conscious that someone down the line will see it and go "that Rick... he @#$@ed us. " 

Ozone generator is relatively safe depending on output quantity. Remember the old ionic breeze. I have ozone generators in my home HEPA filters. But urine in wood will never ever be cleaned or gotten rid of by an ozone generator. Like rubbing hand sanitizer after getting your hands covered in poop. Ain't gonna be clean....
