I am a broker in Hartford County, and have heard nothing but great things about Sherwood.  If you really want to do yourself a solid, get the owner to be present.  I believe his name is Dave (but not 100% sure). I have heard he is amazing and he is on all sorts of committees and boards and all that.  My guess is that a 9 unit might require two inspectors any way, so try and get the owner in on the action. Good luck! Where's the 9 unit?

Thanks Stef! Going to one last night disqualifies me to two nights in a row :( You know how it is.. Kids, wife, etc. I would like to sleep in my bed tonight and not in the shed if you know what I mean:-) Next one. @Jerryll Noorden, awesome thread! Your enthusiasm and sense of humor is perfect. I wholeheartedly agree in your comment about being honest and letting the seller fall in love with you, and become almost like a friend. It happened to me, but I ended up holding the property. Very similar experience, and it's awesome! 

Congrats on the pickup, and good luck to you on the sale.  I am not a wholesaling expert, so I won't throw my ideas out there, but I love the rehab and flip, rehab to rent side of things, so if you ever come across that hit me up and maybe we can do something. Keep posting your updates! You are funny as heck, and we love it!!

@Anthony Donaldson is partially correct.  Builders have been hit or miss in the area.  There have been a few that have been ultra successful, but the ones that aren't great at what they do got shaken out of the market years ago.  There was a time when (in this area) speculators were buying and holding lots in anticipation of a growth spurt here.. It never happened, hence the term "speculate.." I would spec a little risk here, but I would make sure I have a decent network of people that were in my corner. Raw land is not one of my strong areas of expertise, although I would not be opposed to working a deal if the right opportunity came along. There's an awesome one "up the road" a bit that I would love to grab, but there must be a reason why its not being scooped up by area builders.. I think I will hit the sidelines. Reach out any time. following this thread.  Struggling to pick one.  I need to streamline my device so that I don't have to waste more of my time.  I almost wish that I could just send someone to an online spot where they automatically get "eliminated" if they answer a question the wrong way. i.e., if the owner doesn't want pets, and the prospective tenant has pets, the system would just say something generic, like: :We are sorry, but this unit does not allow pets.  We wish you the best of luck in your search and hope you find your home soon."  I field way too many emails and phone calls for my rentals, and I find my time is far too valuable to be burning on some of the stuff that could be automated.  Anyone have any experience with that? Where if someone calls me, I cold just say, please go to www.blablabla.com and you can ask all your questions there. Make sense or am I being ridiculous ?

Condos are great for easy maintenance. The HOA's are always a wild card that can kill your profit and send you into negative cash flow quickly (and usually not within your control). How can you insure against increases/assessments? SFR's can work in this area, but cap rates are not nearly as good as a MFR. I started with SFR's and I like them because they can maintain themselves (tenant maintained). If you do want to stay close to area, it will be much easier to land a decent SFR that can create opportunity. If you are willing to go a little outside the area (within 30 minutes), then I would suggest a 2-4 fam (or larger if you think you can secure commercial financing. Let me know if you need any help.
