Alex, how much do you actually have for a downpayment? How much are you willing to pay for carrying costs each month?

Welcome Zach! I think you have a solid plan and I believe this is the correct forum to use to build on that plan. What areas were you considering beginning your investment in?

You want to reach out to Sandra Edmond. She goes by "The Queen of Tax Deeds" and she can probably guide you in the right direction. She is on the site so look her up. Good luck!

What county is the tax lien from? Do you know where is it in the redemption period timeline? In MD redemption period usually lasts 6 months after the County's Tax Sale Date and the lien holder has 2 years from the sale to initiate a foreclosure proceeding (do your own due diligence with this and do not take my word for it)!

All of that information could have an effect on how much you are willing to pay for either scenario. I love that guy's initiative and savvy though.

I will be finishing Chris Gardner's "Start Where You Are", which was his follow up book from his "Pursuit of Happyness". Thus far I love this book, because the message is to use your current network and your life experiences to move forward and expand your business and life potential. I think this is a book I will come back to throughout my life for refreshers on believing in my own abilities.

Hello Craig! This is great that you are starting on your journey! I believe in "Starting where you are". You have seven years of active service in the Military, you are a recruiter, and you have your finger on the pulse of military membes in Ohio. I think you have a large base of potential clients and customers, both on the buy and sell side. Have you considered how your military contacts may need housing for rent, or to buy or sell a house quickly? Do any of the commanders own properties? Do you know anyone in the military who is a real estate investor or do you know someone who knows someone that is an investor?

I think you already have a ready made network that you can explore to find potential deals.

Good morning and welcome to BP! Whatever you seek you will probably find on this site and in this community. Welcome aboard!

I now have connected with 50 people I had no clue existed before I joined BP. Yes! I love to learn about new markets and I pick something new up everytime I visit the site. My next goal is to help my 50 connections find what they need or introduce them to folks I know who may help them find what they need.

P.S.-If you are reading this post and haven't connected with me, please do. I love real estate and I truly believe in networking.
