Ashlee Fazio - you are located in Ulster County.  If all the houses are also is Ulster County, go to the County Clerk site for Ulster and find the Land Records (here it is, https://www.nylandrecords.com/nylr/controller;jsessionid=EF0C45908DB5EA8CAF82954E1C994B85).  Use this to search for each property.  If you don't find the answers you are looking for using this site, call or go to the Clerks Office to seek help.

@Ethan Epps you need to determine what it's worth to you (or what is costs you) monetarily if you can't gain access to begin to work your plan.  I agree with @Will Gaston approach.  Offer cash for keys $500 ($200, whatever you determine), offer to rent a truck for them, and help them move their things out.  If that doesn't motivate them, take the legal route.

BrannDon, If you haven't already, I would suggest reading through the General Foreclosure and Pre-Foreclosure forum or searching in this forum for CO pre-foreclosure threads to gain some insight to what others have recommended and experienced.  Surprising stories of how borrowers in these scenario's are in denial.  If the borrower declines your offer, continue to follow-up especially if the foreclosure process moves close to the auction date.  Near this date the borrower is likely to be out of other options and may reconsider your offer.  

It's my understanding that you should not mention "saving" the borrower from foreclosure as there are some fine legal lines you don't want to cross over but rather present yourself as an investor that is offering a way to buy the property so the bank is paid-off and the borrower walks away with cash in hand. @Pat Snyder  I would suggest reading through other Foreclosure and Pre-Foreclosure posts on BP  regarding pre-foreclosure in AZ because there are laws that may impact what you can do and how you approach the owner.  Might want to read this post in particular, though not pertaining to AZ specifically.

I'm not familiar at all with AZ pre-foreclosures but there are others on BP much more knowledgable than me that could weigh in.  That's not to say you can't approach the owner but you would need to be very careful about what you say or how the dialogue is perceived.  If you only said you were interested to see if they would be interested in selling the property, you might be OK.  Another idea, I'm not sure if you could find out who the owner's attorney is in the foreclosure but maybe you could contact them to see if the owner is open to an offer.

@Gabriel H.  You're off to a great start.  $800/month in cash flow is awesome, especially for your first property.  How long did it take to put the deal together from the time you first learned of the property?  Diito Allen's financing question.

Congrats on completing your first successful flip and sharing so much detail on your project experience.  With more experience you'll get better at estimating rehab costs but always remember to add a buffer for those unknown issues that always seem to pop up after purchase.  Nice profit in your pocket for a first flip!
