I'd look for a home you don't need to pop the top on.  They almost always look like a Pop-top and the main floor usually won't flow well either.  I would question the resale value on your $200 per foot remodel.

I recently had my HELOC on one of my rental houses renewed. I used to have to renew it every 3 years.

My new heloc is for 15 years with interest locked at current rate for 5 years.  It cost me $150 for the drive by appraisal that the bank had.  The title work and lien cost me another $350.  The appraisal came out 20k higher than Zillow $320k.  The Heloc is a first mortgage for up to $130k.

I have had huge issues with cat pee.  The tenant often does not even know their cat doesn't make it to the cat box.  

I would find a new property manager.  That is totally unreasonable.  The $150 fee??  maybe as they need to sign off on the dog.  The $25 per month fee is what the tenant is paying in "EXTRA RENT" for the dog to stay there.   It has no bearing on the management of the property.

What a good carpet cleaner can do is amazing. Good chemicals that are agitated into the carpet and then extracted will take a lot of stains out. Call around and be upfront with the cleaner. Tell him you have an ugly carpet that has been abused. Ask him what he uses to agitate the carpet after he puts down the cleaner. If he says a CRB or a rotary brush ---he will be able to get it clean.---good luck. They might charge you 50% more for "restoration cleaning" but much cheaper than new carpet.
