I am jealous of all you guys who get properties that are that cheap! Wish I can get properties for 20-30k and rent out for 900-1000.. Down here were looking at a minimum of 40-50k for that same rent…. lol

That's what I mean like what should I be doing in my down time to help.. Just trying to see if everyone is like this where it is busy for a couple weeks then you get no motivated sellers/calls title issues break up deals etc and don't make any money

Hey guys,

I was just wondering if this just was me but does it seem like some weeks you do really well put together good deals etc, then other weeks or days it feels like your not doing much at all? I just wonder if the ups and downs of the business are with everyone and not just me.. How do you handle that? I guess it just comes from being an entrepreneur, since if I wanted consistent income etc I would do a 9-5 have 2 vacations a year etc….. any one can comment would be great

Yes, let us know how it works out.. I had someone send out a list of tax delinquent and over 40% were returned!! How many of yours were returned? Just curious to see how accurate your list is

Hey guys, just wondering on how to make offers on REO's a fast way? Do you use any type of system which you put in the offer and it draws up a contract for you and add's your signature to it?? Trying to figure out the fastest way to do this!

That is my thing too I do a ton of the we buy houses marketing and I don't know but in my market I am thinking since it is such a hot market for MLS deals under 120k with cash buyers flooding are market to do deals. The we buy houses brings some great leads where the house is in good shape, and they want retail or a bit below retail.. Also doesn't it just take like 30-45 minutes to put on the MLS and then if it is priced right I should get offers in right away.. especially if I can get the seller down a bit on price..

Yes would also like to know if you put that on your marketing.. Also just today I got a couple good leads again the sellers owe 45k house is worth 60k can't wholesale it but would be able to list.. I am considering getting licensed as well !

Hey Guys, I am looking to actually get licensed so I can do something with some of the leads I am getting. For instance, I have a few leads where they owe just under market value for the property and they aren't in bad shape. Instead of just throwing them out I can work with the owners and list it in on the MLS, I think this can help me take more advantage of some of the leads I am getting instead of wasting them.. What do you think as far as being licensed?

So what is your average Monthly spendings on mailings Gary? Also is it the same with you guys where one month you will do good have a few deals close make 15-20k and then another month you may go a few weeks without seeing anything?

Pretty much, They seem like great markets for out of state investors.. I don't know much about the areas but I also know that I will never get those kind of returns here in Miami lol
