Such a personal choice.  If you are busy growing your Insurance business than a PM may be best for you.  I would probably try to manage it myself but I am not building an insurance business which take lots of time.

I would agree that the market has tightened up some.  A bit of a shortage of inventory here in Linn County.  However, there are always deals to be had for the patient and diligent.  I am still working on those character traits myself.  I started 6 years ago and I wish I would have started 16 years ago.  Good luck!

Sorry no one ever responded to you.  There are a handful of experienced local investors on this site.  I consider my self a newbie.  I don't know if there is much wholesaling here in Cedar Rapids but I do know some will buy low, rehab and flip or rent.  Good luck

No deals.  Limited inventory and high prices.  I have never come across one that I could afford and where the numbers made sense.

Hello, just curious on what others living in Iowa Linn county specifically, have experienced with partial rent payments and ability to evict.  I know many areas that is considered an arrangement  but I have not been able to find anything specific to how Iowa courts view this.    Part 2 is how they view late fees included on the notice to pay or vacate.  I have read not to include   but also that it might be ok based on local practices.

If you are a buy and hold investor, Yes than CF is the most important thing.  Of course I do not live in a market with strong above average appreciation so the appreciation factor is not a major consideration for me.

Vrbo/Homeaway about 90% of inquiries

Flipkey/tripadvisor about 9% of inquires

Airbnb 1% at most

My understanding is there is no reason needed.  You simply send them the notice before the 1st of the month or at least 30 days before there next payment is due.
