Hi Rob, so just to clarify, do you mean Richmond S 35th St property seems ok for a house hacking with normal renter. Or are you referring to the Oakland Victorian duplex?

Thanks for info. Well sounds like the Richmond S 35th St property is not a good option for me then.

I'm looking at another option, Victorian Duplex, in Oakland. 5743 E 16th St. Lot size 5,400 sqft. This one also 17 mi to San Francisco. Do you all think that this one would be reasonable for house hacking, either AirBnB or renting?

Each unit has 2 bedrooms, 1 bath. Year build 1903.

Hello,

I'm considering this school house converted to duplex (1910) as a house hacking project, which I live in one unit and AirBnB the other.

Do you think this is a "good" idea. For those who know the city, any gotchas? For example, is crime not bad?

My goal would be to recover mortgage cost and pay net about zero. It's 359K, and I would use an FHA load at 3.5% down.

Location 318 S 35th St, Richmond, CA.

Post: Wife left country, how can husband get full ownership of land

I'm working on a land purchase from a male veteran whose wife left the country 10 years ago and no longer responds to any communication. (She's now in Russia.) He and his wife are on the deed.

(1) Is there some way to transfer full ownership to the husband?

(2) If there is a legal way to do this, what's the typical cost of legal work?

Hi, I'm working on writing a Warranty Deed and an Affidavit of Property Value for a raw land property that I'm buying in Arizona. I'd prefer to keep transaction cost private.

(1) Do I have to put the actual dollar amount that I paid on the deed?

(2) Do I have to put the actual dollar amount that I paid on the Affidavit of Property Value?

Can I just put some small value like $10 on both of these documents for privacy?

Hi Arpan, so are you saying that in this case you would just use this section of text?

"The South one-half of the Notheast Quarter of the Northwest Quarter of the Northwest Quarter, Section 33, Township 2 North, Range 2 West. Containing 5 acres more or less.

Less part to State for highway right-of-way."

Hi, I'm writing a warranty deed to buy Florida (Gadsden county) vacant land. When I look up the property description from the county land assessor I get this description. Is this exactly what I can use on the warranty deed also? Specifically, should I write in the "OR 332 P 743-749. OR 331 P1263. OR 334 P 181-197" part just like they did here on my deed?

OR 332 P 743-749. OR 331 P1263. OR 334 P 181-197. THE SOUTH ONE-HALF OF THE NE 1/4 OF THE NW 1/4 OF THE NW 1/4. IN SECTION 13-3N-2W.

For reference, here's a previous deed for the property. The property I'm buying is just the 5AC part in the "Also:" section.

I have a seller for a vacant land in Florida and now I'm trying to figure out exactly how to buy it. I got the info on the purchase agreement and deed. But, based on blog posts and info products from Seth Williams, there's another piece: He said most states have a "supporting documentation" form (the name is not consistent) that tells the city or town the property is associated with that the transaction has occurred, and it essentially allows them to adjust who the tax bill will go to. One state called it a real estate transfer tax declaration. I'm not able to find information about this document for Florida. So does Florida require a document like this? If so, doesn't anyone have information about what it's called or where to find information about it?
