Matt and Aaron,

Thank you for the replies. The land is in Prosser, there are not many duplexes and the two or three built in the last few years are used as income property for the rent vs sale.

I have thought about a 8 unit apt building, but the zoning would have to be changed. They also won't go any smaller on lot size than 7500 for sf and and 10k duplex.

Ryland,

Thank you for your response. Why would I divide by four, for a duplex, instead of two? 

Unfortunately I live in Washington  Wine Country where there are not many duplexes for sale or new ones being built.  The only other one local is $158k for a 35+ year old building.

The other option for this land is to build six single family homes on 7500sq/ft lots. 

In each case, the city wants a street built and the land as a whole is $300-500k.

Good Afternoon all,

I am from Washington State and have found a nice piece of property that would be able to have 4-5 duplexes built on it. However, I have no way to finance the land and the build out of the property, so that is why I joined BP. 

Looking for education, help, and either investors or equity partners so that I can get the project going and change my family's future.
