Great points Jessica, however we are encouraged to use (in Georgia) the Atlanta Commercial Board of Realtors forms written by Seth Weissman    https://www.linkedin.com/in/seth-weissman-aaa56a12 and to have them reviewed by our buyers attorney.

It speeds up the deal---we all know how long it takes for attorneys to "get to the file"  ;)

2-3 days can kill a deal or someone else can come in and scoop up the property.

I always do a full agreement, that way I am not negotiating 2 documents ( 1st LOI then Contract) and I control the contract document and language. I believe it also shows we are serious.

That just me.

I live in atlanta and own/manage property near albany new york.

The key is to have al loal handyman and someone who can quickly take /email pictures for you to make decisions.

With that I self manage.

I use a close-by RE agent to find tenants since rental commissions are low I want someone who won't begrudge driving there to show.
