A quick phone call or email to Carter Stout who exclusively practices Commercial Real Estate can give you the LLC ins and outs. He deals with banks, partnerships etc. everyday.

I do a lot of work on Donald Lee Hollowell Pkwy on the commercial side. I would not do residential without a manager taking the risk. A concealed handgun is close to a must.

From a Commercial RE Atty in Atlanta Ga.

I’m not aware of any Georgia laws on the issue. Same considerations as found in the article. It is better to have it in writing (with real signature or a signature via pdf) when there are obligations that you might need to enforce. Emails also seem to be a little easier to produce if you’re in court and want to use them in evidence. Also, due to the size limitations of text the message may get truncated or not as easy to fully explain yourself.

We use a variety of methods, we google their email address, telephone number, visit their current location, & look at their LinkedIn & Facebook page. Normally with that info we will see if they are legit and successful.

In addition for about $80 we can run a credit and criminal background check, we use a local Private Investigator.

We also use a credit application which more than anything tells us a lot if they freely and completely fill it out.
