@Michael Seeker I'm looking area the Tampa Bay area since that is where I live.  I'm not opposed to out of state, but since I'm new it's probably best to start local.  Plus I would use either the Home Possible or Home Ready loan products so it would owner occupied.  

@Jason D.  You are right this would probably be something I'd have to compile.  

When I saw this in a post the person sort of made it seem like rule of thumb.  it would probably be a very rough rule of thumb and better suited for a range and not specific values. 

I read a good post here before of a general rule of thumb of rental income broken down by number of bedrooms and property class.  I can't see to find that post though.  

It went something like this: 

3/2 SFH:

Class A: Monthly Rent 

Class B: 

Class C: 

Class D: 

2/1 SFH

Class A: 

Class B: 

Class C:

Class D: 

It would be great to reconstruct this from others experiences and possibly even come up with some rule of thumb data for Multifamily units.   Hopefully this was clear, but if not I could try to explain it in more detail.  Thanks
