@Nicholas Mullens- I like the 72-75% rule to allow more cushion.  Great tip.

@Neal Bawa Thank you for the providing some hard number to go along with theories. I’ve used city-data before and it provides a lot of detailed information. Do you have any other recommendations for websites that my be helpful when scouting neighborhoods?

I live in Brentwood and have received email alerts on several home reducing their initial listing price. Could be a number of different factors, but I have'nt seen price drops in this area for years, so I've taken notice.

I'm narrowing my focus on single family in the Indianapolis area.  I live in Brentwood and have been to two of David Greene's Meetups at Trilogy, and I've met some great people there.

@Nathan Gesner - Thank you so much for the great advice.  Asking for a yearly cost is something I never thought of before.  Some of the Property managers in my area have terrible reviews on Yelp, and after doing some investigation it's because of past problem tenants.  Thanks again.

Hello everyone, I'm new to BiggerPockets and looking for a good property manager in Brentwood(NorCal), California.  Any suggestions?
