I’m having this same issue, I have cash to spend, but since I’m a new investor I get promised everything under the sun for about a week or two and then it’s as if I never talked to them at all. Even when I make the effort, texts, emails and calls I still don’t get any traction or even a reply. It's extremely frustrating

If you're grandfathered in, ignore the town and Lawyer up. I’m not an attorney but I would think if this “new zoning” affects the resale value of your home (rental or otherwise) you have a pretty good case in court.

I appreciate all of the help. I would love a realtor that specializes in land to help me out. I haven’t signed with anyone so technically I’m a “Free agent” haha

Live free or Die only unless you’re in the right zoning area haha. I have the means but I can’t find land at a reasonable price. I would think $350,000 should buy a good plot of land but from what my realtor friend has found apparently thats chump change. There has to be a NH land expert on the boards

I would say these are the best towns/cities in NH and that's why I want to live in one of them. I don't know too many waterfront trailer parks...But that's a great idea!!! Who wouldn't want a double-wide with a view!!!

 My reasoning is a quad on the open market is always sold/active with contract, at least in the past year I have been looking for one, within in 7 days. They are very sought after and desirable. I plan on holding on to it for some time. No offense taken about the trailer park comment, in my desired location Rye they don’t allow trailer parks to the best of my knowledge. If I was to fix a dilapidated triplex after the reno I will still have a building that is 100+ years old. I’d rather spend a little extra money and have a 2017-2018 brand new quad than fix someone else's problem.

I wouldn’t own a rental in Massachusetts, it’s a very tenant friendly state and some of my investor friends who have buildings in MA, NY and NH, they said “if I could build in one state it would be NH.” I still want to keep the small town feel, I wouldn’t want a skyscraper, but I do want something I can live in and at least break even and hopefully if my son takes after me I can pass it down to him.

It wouldn’t be a “large” building per se. I’m looking to get a quad configured as an over under. So it would look like a single family home but once inside you can see it’s not. I would like to keep that small town feel as well.

I was actually contemplating buying one of the cheaper duplexes on the MLS, the one with the largest footprint, and knock it down a build a highly desired quad.
