@Travis Andres I use Cardinal Maids in Cleveland to clean my turnovers. They charge a flat fee per bedroom so it's always predictable.

@Jared McCullough I’d generally think the same thing but we see folks all the time talking about how they turned $250,000 into $500,000 in 6 months, etc. figure there has to be a way.

You wake up with $250,000 - $500,000 cash in your account, how do you turn it into $1,000,000 in 12-24 months?

Initially, my thought was that it would have to be flipping. I'm a long term buy and hold investor and while the $250,000 - $500,000 may turn into $1,000,000, it certainly won't be within 12-24 months. Is house flipping the best way to make the most money in a shorter period of time?

You know, I tend to agree with @Marcus Auerbach here. Unless your plan is to neglect the building to a large extent (which, I would argue it shouldn't be), then purchasing a $50,000 house will more than likely be a losing battle (given the amount of rent a typical $50k house demands). Repairs always come up, that's a guarantee in this business. When you have a $500 margin to work with, those $250 repairs add up quickly. Now, when you have $5,000 margin to play with, it's a bit more digestible.

I'd find a 4plex in the Indy area and house hack for a year.

The first thing I think about before buying/selling is opportunity cost. I believe the solution to opportunity cost is to increase velocity. The more transactions (while obviously doing good work) you can get through, the more often your capital is working for you.
