Hi All, 

I may rent or sell my property near Longmont, CO I-25 exit.  Weld county address, zoned ag, curious if the rural properties are bringing more value from growers and can they grow in weld co?  I'm in Cali.  It's got a huge shop, 4 br 2 ba 1905 farm house, detached 2 car sitting on 2 acres 1/3 mile off 1-25 frontage .  Curious if anybody sees growers putting high value on such property .

Thanks to everybody. I think I'm still learning the lingo. I should clarify ARV (after repair value) looks like $430-450 with comps to support it.

David,  Gotcha thanks.....Current comps today at 389 in as-is compared to similar.  With the upgrades, open it up a bit, realtor is seeing real comps between 430 and 450 with recent solds of similar floor plan, location, and lot.  I will check out the class.  Thank You very much.

Hi Matt, I figured hold costs separate.  Understood on the price point and level of finishes.  The area may justify higher grade finishes from what I am learning (I live in CA)  Thank You

By 60 days, I mean I can close current contract, rehab and list within 60 days. Budgeted at 90 days so thanks for that as I tend to hope for best case but I am sure you are right.  Thank You

Hi All,  Curious if anybody can check my numbers....need some confidence before I pull the trigger....

House fell into my lap....305k, Denver area, Centennial Co.  1\4 Acre, 4 br, 2 bath, needs total cosmetic rehab...some landscaping, maybe a new driveway.  Comps show at $389k.  I instantly put it under contract.  Trying to preserve my cash, so contacted hard money lender....2.5% origination, 10% annual, paid monthly, no pre pay penalties.  My numbers show about $50in rahab and re-list at $430 to $450 depending on finishes. I figure a 60 day close and flip timeline.  Appreciate any thoughts or feedback  Thank You

Hi Everybody 

Time is not on my side so I've been delayed in getting a web site built and considering an outsource option. My goal is to use it to generate leads for buyers and sellers and a landing page for those who see my mailers and bandit signs. Anybody have a quality resource? And any advice to go with it?  Thanks in advance.

I totally get it and understand the reason to keep focus toward the core.  Thank you for sharing the experience as it helps me learn through you as I work to grow my backlog.  Regardless, it looks great.  Nice Job!
