Lowell is a bit further along in development but the not so great areas are still rough / trouble.

Lawrence is more trouble but I hear higher rents.

Haverhill is developing but may take another 5 years.  More lower income tenants. (hence the developing)

I am not a GC, but do you really need one?  Removing wallpaper and painting can be done by you if your hands on type of person.  Then hire a local guy for the floor and/or kitchen.

As others have stated, unfortunately in MA knowing or not knowing does not matter.  Your still responsible to remediate it.  We can not discriminate against young children, section 8 and if you accept other government agency funding (RAFT, Homebase, Local housing) an kids are younger than 6....they will ask for the certificate too.

Did you check the state database to see if there is anything on your property?  Its a web free search.

Congrats on passing.  You are 24 and a newbie.  Hope you never find out, but if you ever get a bad tenant....then you will think back and laugh how easy it was with the inspector versus dealing with the tenant.

Mostly Home Depot because it outnumbers Lowe's in my area like 10 stores to 2. 

For one offs, I have been lucky to find them on Amazon Marketplace.

I do not do flips, but if we need a clean out, a local guy with a truck.

Can't resist.....silly joke, but...

yes, with it being setup that way. wait for the attorney.  the attorney should have a constable. If they do not, try to get a constable local to your area and court because the courts will know them.

I checked an your housing court appears to be the northeast housing court in Lawrence.   I know dictrict courts can handle housing cases too. 

One major thing is that filing cost for evictions cost $165 at housing court and $195 at district courts and if the tenant is smart enough, they can actual show up at the district court and request that the case be transferred to the housing court (no refund to you of the $30).  The gotcha is it could be another week or two before your hearing.

Do you own the property under your name or a business entity ?

If its under your name, you can try going for housing court yourself or hire a lawyer.

If its under a business entity name, then you need to hire a lawyer.

Have you ever done an eviction ?

Do you know which housing court is for Lynn?

Have you looked into hiring a constable. If you look for one, make sure they are able to serve the 14 day notice, the summary process, and the execution for your area. Also that their office can file the summary process for you.

If the rental unit I personally owned, you can attempt to do the eviction yourself.
If the rental is under a business entity, you must hire a lawyer.

Assuming this is for non-payment of rent, have you at least served them the 14 day notice to quit ?

Did you accept a security deposit, did you follow all the law requirments?

I agree with the others in regards to waiting for the right time. Wondering if there is anyway to resolve this because if this is there only bad thing, its better than a lot of other tenants. lol

Quick thought, is the button on the inside of the garage and "hard" to touch and get out with their hands full? 

Can you ask them again to do so in a letter? 

Can you provide a second remote inside their unit to close it from there?
