The costs you are missing include regular maintenance, capex, and utilities. I haven't seen a multi family yet in Cincinnati that has completely separate utilities. If this is a SFR, then you probably don't have to worry about that. As previously mentioned, you're also missing income. Rent is the obvious one, but if there is coin op laundry, or any other source of income, include that as well. You can look up the property taxes on the Hamilton County auditors website (this is obviously assuming you buying in the Cincinnati market indicated in your profile).

Thanks all for the recommendations. I am aware of the differences between a commercial and residential loan. There are, in fact, banks where I live in Pittsburgh that will write a commercial mortgage for 80% LTV. Of course, the terms aren't as good as a residential loan in your own name, but anyway, just trying to find similar products in Cincy!

Does anyone have a recommendation for a local Cincinnati area bank who will loan to an LLC for a 1-4 unit property purchase? The only one I've found so far is Cincinnatus who want 30% down.

Is anyone having problems w/ the iPhone app now?  It wont even load for me, crashes every single time.  I've tried reinstalling, etc.  I rarely use the app so I have no clue when this started.  It's possible its just my phone but figured I'd ask.
