Does anyone have experience with leasing coin op laundry in small multi families? I’m aware of some places that have a minimum unit requirement, but would like some options for our 5 unit portfolio (or maybe only a portion of that).

In Ohio, we charge one months rent non refundable fee and $30-40 a month per rent. In our area allowing pets is not the norm so we gain a bit of an advantage doing this, although I’d suggest doing some research in your area so you remain competitive on pricing (depending on what other amenities you may offer compared to the market). Leaving the extra charges as fees eliminates any debate over whether a ‘pet deposit’ can be used for specific damage.

I find Zillow to be terrible for this, but Redfin, Trulia, and realtor all have home types that get you decent results. All have multi-family or multiplex, and I think one of those even has an investment property type.

I understand strategies to limit the prospects to a smaller number of better qualified candidates, and that is good advice, but that's not really my question. No matter what you do up front you can end up with multiple applicants that are qualified, some better than others. The question is whether you can pick and choose at that point or rather should be approving the first qualified applicant, and whether not doing so is a fair housing act violation.

Hi All, My partner and I are in the process of placing a tenant and have had a very large number of people interested in the available unit. My question is, from a fair housing act standpoint, are we obligated to accept the first tenant that submits an application and meets our criteria? Or, can we reject someone like this and choose a more qualified applicant, even if they apply after a technically qualified prospect applies? I'm imagining a scenario where we get 5 applications in one day, and the first just meets our minimum criteria, while the last far exceeds our criteria. Appreciate any feedback!
