can I file a Notice of Contract with out the sellers signature. I have a real estate agent trying to pull a fast one

I faxed my offer to the foreclosing attorneys office at 4:45 the night before the sale on a WF deal and got it stopped with a letter printed off Coastal fundings website. One note to this deal is the offer included full payoff to the 1st (WF) and shorting the 2nd and 3rd. Thisw was in August.

I have personally purchased Freddie before but the LLC is a fairly new one and has not. So that is what I told the agent.
Was just curious, had never been asked before. We shall see what happens. Hope i get it should be about $150K minimum spread after expenses.

Placed a cash offer on a Freddie Mac REO this past week. Agent called and said they are asking if the LLC has ever purchased a Freddie Mac Home in the past.
My knee jerk thought was "Look it up" learned that one from mom. But I bit my tongue.
There is another offer on the table along with mine according to the list agent.
Anybody had this happen before or know why they would want to know this.

Any time you are borrowing money it is never "100%" guaranteed, banks, transactional funding, private lender, or grandma's mattress. If the money is not yours, its not guaranteed. All these options can and will pull out of a deal at the drop of a hat.
I would not discourage this young lady from stepping up to the edge and jumping. You have to start somewhere. Just disclose to the parties involved what you are doing and explain the risks.

The breed has a bad rap because of bad owners. Staff are a smaller version of the american breed as the americans have more bulldog breed in them and staffs have more terrier. I own 2 American Bulldogs now and would not trade them for the world. I own 7 rentals and I hate to do it but I turn those dog owners away. Its just not worth the risk to many other tenants out there to choose from. No such thing as a bad dog just bad owners.
But you can not discriminate against stupid.
