Hi Richelle - Welcome to the forums!

Fayetteville is a great market right now. A lot of opportunity for the BRRRR method. Have you thought about that avenue at all?

Hi River (love the name btw) - Yes, that's one of the methods my mentor recommended as well. The only obstacle I continue to run into is finding funding. I have good credit and a stable income, but not a lot of savings. I have a hard money lender willing to work with me but I have to start with a small project. I'm a little nervous about using hard money if I don't have an immediate exit strategy. Using the BRRRR method, normally requires you to hold for a while until you can get refinanced, is that right?

My name is Richelle Ross, and while I'm not entirely new to the industry, I have yet to close my first (real) deal. I hold a real estate broker's license, but I'm currently not active as I'm seeking a brokerage that is investor-friendly. Overcoming analysis paralysis has been a challenge for me, but I'm diligently working to find my niche and develop a solid strategy.

I'm eager to connect with fellow investors and learn from your experience. My ultimate goal is to invest in multi-family properties, but I've encountered difficulties in raising capital. As a result, I intend to begin wholesaling to generate funds that will eventually allow me to pursue long-term buy-and-hold investments.

I look forward to networking with all of you and am excited about the opportunities for growth and learning that lie ahead.
