Just brought my first duplex on Tuesday. I moved in and received my first months rent. What is a good spreadsheet to use to track income and expenses?

Going to look at my first duplex tomorrow. What should I look for? I received the sellers disclosure and nothing odd stands out.

Oh ok. I was reading that if you ask for 3% seller assist on the closing cost then you raise the sale price of the home by that amount.

I'm a little confused with seller assist. If i ask for 3% seller assist, does that increase my monthly mortgage price?

I have to call him back. It was a 30 year conventional loan with 3% down.

So I went to my bank just to see what kind of rate I could qualify for and I got pre-approved at 4% interest rate and 4.35% APR. What's the difference between the two and is this a good rate? My credit score is 800-815.

He was also telling me not to go fha because of PMI and they offered another type of loan similar but I don't remember what it was called. It was some type of conventional loan.

I'm just at the beginning stages. Really not trying to buy until the fall before my current lease runs out.
