You have the right to remove and dispose of the contents. Take pictures of everything in case he claims he claims you took his bag of gold. If he were to sue you just say to yourself "How would a reasonable Jury decide the matter?".

Here is my advice. Whether your auction is online or at the courthouse steps, read the advertisement and fine print. You need to understand what will be required from you monetarily and the time frame involved. Also figure that whatever you suspect it all will cost you it will most likely cost you more.

The property manager is an extension of you. Going forward you need to discuss each property in advance with him/her. Discuss what the rent should be and the type of tenant you wish to be placed. Discuss who to use for repairs, if you have your own people, and what amount the thresh hold is before the PM needs to call. I tell my PM not to call unless it is something serious in terms of price or liability.

As has been said, depending on your locale, everything is fair game to be stolen. I once had a Tenant in Baltimore City in the 90's steal and sell her new furnace after I filed for eviction. She told me someone broke in when she was away. She didn't even sell it to pay the rent. It's a crazy world out there.
