@Jake Stone Sounds like you guys are making moves. Congrats to you and your wife on the new house!

Hopefully those walls you’re removing don’t have any plumbing inside them. That will complicate things. Sounds like a job for a general contractor to me. I’d recommend getting two or three quotes, and when you do hire someone make sure that you have a contract that stipulates when the project will be finished as well as consequences for breaking the deadline. Just my two cents. Good luck with the renovation!

@Dominic McCarl Greenstate Credit Union is doing a loan program with 10% down on investment properties. I believe that you need to have a personal residence already in order to qualify.

If you don’t already have a personal residence then you should try house hacking a triplex or fourplex. You can get 100% financing for an owner occupant situation.

Getting a property a great price is nice, but think about how much headache you want to deal with. Sometimes it can be better to choose a property that’s turn key with less cash flow. If it’s in great condition you don’t need to put as much aside for maintenance and you may be able to easily manage it yourself.
