Post: Huntsville Alabama Path of Progress

I am a newbie to investing in rental properties but being from Alabama originally, it has definitely peaked my interest as a possibility for a place to start.  I live in Los Angeles and the market here is on fire!  Prices are too high to cash flow positive with a 20% down payment.  I would love to network with anyone locally here in the Los Angeles area who has any more info than was provided in this thread.  Am a little gun shy but would love to start with one property to help me learn on a smaller scale.

I am a newbie looking at making an out of state purchase to begin the path towards building a real estate portfolio.  Los Angeles is cost prohibitive to where I can be cash flow positive.  However, out of state has presented some good opportunities.  I was looking at using home equity to make the initial investment.  Am I missing something else here and would a condo be a better play vs a single family home? Thank you for all of your help!

@Rubik H. I also live in the L.A. area and am facing the same dilemma: going out of state or stay close to home.  Please share if you have made a decision.  I am looking at Bakersfield and Palms Springs as well.

I have heard ads for roofstock.com Does anyone have any thoughts on using them to get started in investing in rental property? If not, are there any similar services you would recommend esp. for properties out of state? I live in CA and prices are through the roof! Thank you in advance!

I had a question if anyone here on BPs has used real estate crowdfunding platforms to invest in real estate.

Fundrise is one that I've heard a lot about. Are there others and what has your experience been as far as returns

and risks, etc?

If I plan to purchase a rental out of state, is it realistic to rehab a property to be rented out? I live in L.A. and prices are through the roof.

I live in the Los Angeles area and housing prices are through the roof.  Does it make sense to use home equity to buy

rental property? If not, is going out of state a viable option?
