I'm looking for a real estate attorney in NYS who is familiar and comfortable with drafting modified land contracts (also known as a land installment contract) for a purchase in Westchester County.  Any referrals would be appreciated.

Post: Real Estate Agent doesn't respond to requests regarding their listing

I am looking to have my agent go see a single family property.  He has tried several times to get a response from the listing agent with no response.  I have tried once (more recently) with no response.  If I continue to get no response from the listing agent, would it be problematic to skip trace the home owner and contact them directly?

Hi Mounish, Taking on a large rehab project can absolutely be daunting...but not impossible.   Do you have your team already in place?  This would include your agent, property manager,  and contractor.   If you haven't put the best possible,  experienced people around you, I might suggest getting involved with your local real estate investment groups...many of these people will have experience and contacts that could help walk you through the steps required to make this project safe and profitable or to show you why it might be something to walk away from.  Good luck!

These are all good suggestions...I would strongly suggest hiring a good structural engineer to look at the property and the foundation issues, to write a report for you and whoever you hire to do the foundation repairs.

In my experience,  if you only have 1 bath, a tub / shower combo is a necessity.. and will help resale down the road.

I am using the BRRR calculator on BP. I am getting a private money loan for the deposit on a property, and hard money for the balance and rehab. The interest rates are different. How can I incorporate both loans into the calculator? Thank you for any insight.

A referral from my local REIA group, CTREIA. I found an agent with many years of experience, who's willing to walk me through the process. He has been responsive, and provides great insights.
