You are right, if you find the right areas and know your market, go for the rent returns and if the capital gains come then they are just the cherry on top!

Welcome, Lola!  Any ties to TX or FL??  ATL would be local for you right (you would know the market, might now people who could help out (contractors, brokers etc?)  Would you be living in one of the units in ATL? Do you own a primary home currently?  Sorry for the questions, just helps in offering advice.

@Pat Noyes  Good, cable rots the brain ;) Is there a reason you would want to do this locally or are you OK going in on a syndicated deal? There are some really experienced people that do large rental deals (Multi-family, Mobile home parks, etc.) and some are very active on BP. There are a couple of excellent podcasts on BP about some of them. I think Sunrise capital is one that does trailer parks (something I have been interested in, made offers on but never landed one) and there are several on multi-family funds. DO your research and make sure you vet them out (track record if they are accredited in any way as fiduciaries etc. I am in no way affiliated with any of them and do NOT recommend investing in them ( I do not personally, I have done essentially no research, and I buy as much as I can handle myself locally so not a need for me) just bringing it up as an option that might fit for you better than trying to find someone local who might not have less experience and ability.

For sure look through the archives, but also, what is your goal?  What area are you located in and why are you looking outside of that area?  I own several properties in Memphis but many more in a far more expensive market (greater Portland OR) which is local to me.

That is a GREAT idea and they could also know people who might be interested.  You are doing the right things!  Keep working at it and remember, you will look at many for each you end up buying.

My criteria would also include the markets I want (I buy properties near my other properties) age of property if that matters, maybe things like the type of heating-cooling etc.  For sure you want to do the market.  TX is huge..I mean are we talking El Paso or 700 miles away in Houston? Louisiana border etc, you get the idea.
