Thanks for the insight. All good things to consider! The turnkey company is actually local to me, but deals with oos properties. I’ll definitely spend more time on here and try to network with people in the markets Im interested in.

Hi everyone,

I live in LA and have started looking at OOS investing seriously and some of these homes I see in the midwest for example go for 80-100k turnkey ready. That's not even enough for a downpayment for a shack where I live. =(

Anyways, what are your thoughts on OOS investment , especially those that are turnkey ready, basically Im interested in purchasing a turnkey from one of those companies that already rehabbed the home and has a tenant/PM in place etc. Any tips or even how the process generally goes would be great. I'm really looking forward to getting my feet wet with OOS investing and hope to build from there. Looking forward to any advice.

Do you mind giving us a little background about how you started and decided to invest in Tx? It makes sense for me to invest OOS given the prices here in CA and I think my money can go farther if I looked for ways to invest oos. Thanks in advance!

In everyone's opinion, how important is it to find a mentor/coach when starting out in investing or anything in real estate? I'm learning a lot here, but feel like a mentor would be extremely beneficial.

For anyone actively doing flips, any tips on finding contractors or anyone who you work with to renovate the property? Any tips besides the trial and error or asking other flippers (not sure how willing some would be to share resources)

A little off topic, but I passed all 3 exams and sent in my check for the exam and sales license. The CALBRE cashed out my 4 weeks ago and still have no email about any exam scheduling. Is this normal?
