Hello BP,

After investing in residential for years, I really like the looks of commercial investing. I found some interesting properties that have tenants and cash flow. I contacted one of the agents who said the I need 30% up front for those deals. Sounds reasonable. For example there was a gas station that had nice income. I would definitely need private financing to cover the 30% down until the cash flow started pay down the loan.

Any tips on a good way to start in commcerial? Where to look? What numbers I should be looking at for a good investment?

Hello Bigger Pockets! Has anyone here had any real issues with military tenants? Deployments don't count as they're doing their jobs and protecting our freedom. I just have concerns due their young age much like college kids.

Not bragging ... bought a 4 plex for 70k from an old couple, put 15k into it, rents for 2100 a month, worth 220k.

A friend has 600k liquid to invest but still confused where to start. They already invested some in me fund but everything they have been reading has been about eventually raising capital but how do you start when you already have the capital? Looking for max cash flow and appreciation later down the road.

I have the time to dedicate but not sure what strategy to advises them with. For those who had capital to start with what was your strategy?
