I finally have the funds to outsource and automate marketing. I've licking my own envelopes (figuratively, of course) for so long I don't know where to begin.  One guy that uses telemarketing said he gets about 6-8 leads a day. I don't how true that is, but I'd do back flips for something like that. And I've been taught telemarketing is not really all that effective. If you've tried telemarketing I'd love to hear your opinion. 

So if you've outsourced and and automated your marketing I'd love to hear about what services, websites, and tools you use to do so? Thank you. 

My Agent Puff Darlin' is one of the best in the business. And she has international clients. You'd enjoyed working her.

I have a take over payments/wrap around mortgage deal in the works. I've never done one before. I know this much:

1. Get him to sign an authorization form allowing me to get all his mortgage details directly from the lender.

2. Comps to determine if there's enough spread between how much he owes, and the house value (he said he owes about 100k, the house is valued at 130k). Mortgage plus PTI=$850 month. Currently getting $975 from a HUD tenant.

3. Get a contract highlighting this a takeover of 'existing' financing, and give myself a 90 days grace period before the first payment.

4. Have a real estate attorney prepare all closing document

5. Close

6. Market property for a tenant-buyer. Probable terms: 10-15k down/120k. Cash out Finance in 2 years. 

Can someone help me and make sure I don't blow this deal?

Hi Jacob. I noticed I get a better response rate from non-occupied violators. They seem motivated to get rid of a nuisance.  I focus my mailing on them.

Hi Fritz. Yes, I still do absentee owners out of state. I used different letters and got a better respond rate, also code violators, pre-foreclosure. The latter two often show a higher level of 'distress'.

Hello successful investors,

So I have what may or may not be a deal? Give me your thoughts. 3/2.5 1700 SQ FT. in Jacksonville. ARV 135K, repairs 30K. Owned free and clear. Currently tenant occupied on a month to month basis. owner purchased it in 2012 for 32K. Apparently there was a fire with the fireplace, and he claimed he put 40K into repairs. His son-in-law is a contractor, and did most of the work. From what I can tell he's not a very good one. He's an absentee owner with his daughter who lives locally managing the 6-8 properties he has in town. She seems at bit annoyed with this one. The tenant is a friend of a friend, and rent is $750, of which she is two months behind. The going rate for the area is $900. MOA for a rehabber is 65K. I offered 55K and of course he says he's not taking nothing less than 70K. I brought up owner financing at 70K, and he said at his age he doesn't want to hold the note. Is this a dead horse or is there still life in this one for a wholesale deal?
